Buying a home is a process that begins with establishing your goals and criteria of why and what you want to buy and ends with a shiny new set of keys. Our job is to take this frequently overwhelming task of buying a home and help you navigate through the process. Listening and understanding your needs, sharing our experience and creating strategies is all part of our job to ensure that you will realize your goals of getting the right home for you!

Initial Meeting

You have made the decision that you want to buy a home. The good news for buyers is that you don't have to pay for the realtor, that is the seller's job. So why wouldn't you have someone work for you to make sure that you find the right home and that the process goes smoothly?

Now that you are going to hire a Realtor, how do you find one? Finding the right Realtor is all about finding the right fit. There are plenty of excellent Realtors in the Chicagoland area and it is important to work with someone you can thoughts and opinions and, most importantly, trust. There is never any obligation for a free consultation - after all, we are going to be spending a lot of time together in the upcoming months.

What are you searching for?

We will ask many questions about your home search so we can understand your preferences and what's important to you. We’ll talk about where you’re at in the process and what you’re looking for in a home. I’ll ask lots of questions to make sure I understand your preferences and what’s important to you, from size of home to lifestyle. We’ll discuss what your price range looks like in different areas.

Your Timeline

Everyone has a different timeline for when they want to move into a new home. Some clients have to sell a home before they buy a new home while others are simply waiting for their lease to be up in a few months.  Most buyers will need time to see several homes so they feel they have a good understanding of the market and can feel confident when they are ready to put in an offer on a home. Buyers also have to factor in time for attorneys to go over inspection issues and for mortgage brokers to gather paperwork and secure financing. On Average, most closings take from 30-60 days. Whatever your time line is, it is important that we come up with a gameplay that works with you.


If you are going to use financing to buy your home, it is important to be pre approved before you start you search. If you’re not pre approved, we have several local mortgage brokers that offer excellent rates and that are extremely reliable. (See resources for more info).

Collaborating during your search for a home

We pride ourselves in finding our clients not just any home but the "right" home. If this means looking at 100 homes or pointing out red flags even if you love the home, we will. We are not in the business of making a sale and pushing you into a home. We are here to collaborate with you throughout the home process, tailoring each experience to each client to make the home buying experience as seamless as possible.

The House Hunt

If we decide to work together, we will set you up on a home search that fits your criteria. We will set up times where we can view multiple homes. We’ll discuss your like and dislikes, and red flags to watch out for. We encourage clients to give lots of feedback on what you like and don’t like about a neighborhood, layout, finishes, etc. This will form the foundation of giving us a better frame of reference of what you’re looking for.

Understanding the market

It may sound obvious, but the market moves quickly, and it’s vital to be out seeing homes, and watching their movement online. It is important to be educated in the market of which you are looking to purchase so you can have realistic expectations of what your price point offers.

  • We’ll set up a search for you for homes that meet your criteria.
  • You can save and favorite homes you’re interested in, and we’ll share feedback with each other. This is a great way to begin to understand the present real estate market.
  • You’ll receive emails when properties go pending or sell. Knowing what a property that you saw sold for is a great way to educate yourself.

When you Find the Right Home

When you find the right home we will go into action to put together an offer that is as strong as it can be, while still feeling comfortable to you.

When we write an offer, we will:

  • Look at comparable properties to help you determine price.
  • We’ll look at disclosures together, to help you understand the strengths and drawbacks of a property and get as many questions about the property condition answered beforehand as we can.
  • We will contact the listing agent to find out recent activity and if any other offers have been submitted in case we have to prepare for a multiple offer situation.
  • We will establish the factors that will make up the offer: Price, downpayment, financing terms, contingencies, closing date, special conditions

Once the offer is submitted, we will be in constant communication with you and the listing agent. Keep in mind that every negotiation is different so we will be with you every step of the way trying to get you the best price.

Your offer is accepted!

We aren't done yet! With so many moving parts in real estate transactions, this is where we become your project manager. There are deadlines that need to be watched, the right people to talk to and what questions that need to be asked. Taking you through each step is our job.


This is what we consider round two of negotiations as we now must make sure that the condition of the home is to your liking. We have 5 business days from the signing of the executed contract to have an inspection done of the home and make sure that inspection issues are addressed. We will attend the inspection so we can also have a first hand understanding of the property.

At this time, you will be asked to hire a real estate attorney (if you don't have one already) to help guide you through the inspection issues and to communicate with the sellers attorney to come to a conclusion on how inspection issues will be resolved. This is where the second part of negotiations take place as inspection issues often involve additional money and/or rectifying. We will also be in the loop throughout this process and will act as an advocate on your behalf.

At the same time your inspections are going on, your mortgage professional (if you’re getting financing) with start working with you on the process of getting your loan. We will work with them to make sure all timelines are being adhered to and that your loan is on schedule to close within contract.

Title and Disclosures

When your offer is accepted, the escrow company will perform a title search, making sure the property will be delivered free of any liens or encumbrances. If you’re buying a condo, the attorney will thoroughly review all of the condo documents.


We’ll accompany your signing, and your real estate attorney with be there to go through your closing statement line by line and loan papers, to make sure you understand it. At closing, you get your keys and papers and you are an official home owner!

Building a Long Term Relationship

Our business is not only in selling homes but building relationships for the long run. Often times our clients will call us after their closing with questions on the area or for professional recommendations and we hope that you will do the same. On occasion you will hear from us about recent market activity in your neighborhood or just to hear about how your new home is treating you. We look at the closing of your house as just the beginning of a great relationship.
